Homeowners and prospective homebuyers in fire-prone areas, such as Prescott, Arizona, are facing challenges in obtaining insurance coverage due to increasing risks of wildfires. Many individuals are being denied insurance or facing difficulties in renewals, even in Firewise designated communities where residents have taken steps to minimize fire risks.
Realtor Michelle Clustka has witnessed people being denied by numerous insurance companies solely based on the location’s wildfire risk. Insurance broker Lori Sell noted that even with Firewise designations, insurance companies are tightening their wildfire scoring for properties near forests and high-risk areas, impacting real estate transactions, builders, and title companies.
To address these issues, the Arizona Department of Insurance and Financial Institutions has established the Resiliency and Mitigation Council, which meets monthly to investigate the affordability and availability of insurance in forested and wildland-urban interface areas. Residents are urging local and state representatives for assistance in navigating these insurance changes and finding solutions to ensure coverage for homes in fire-prone regions.
